Most no-heat and no-cooling calls come in the same two weeks each year: the first stretch below freezing and the first stretch above 90. Electrical connections are tightened and the disconnect and wiring are checked for heat damage.
A fall heating tune-up on a furnace: we inspect the burners and heat exchanger, clean the flame sensor, test the ignitor and ignition sequence, verify draft and inspect the venting for corrosion or disconnection, measure carbon monoxide at the flue and in the home, check gas pressure, test the limit and pressure switches, and check the blower. On a boiler we add system pressure, the expansion tank, the relief valve, circulators, zone valves, the low-water cutoff and, on steam, the water level and sight glass. On a heat pump we check the defrost cycle, the reversing valve, the outdoor sensors and the backup heat staging. Every visit ends with a written report of what was measured and what we recommend.

Cooling tune-ups run in spring before the first hot week; heating tune-ups run in early fall. We can do both in one visit on a heat pump or a dual-fuel system.
Ask how the system behaved
Before opening anything, the technician asks about noises, hot and cold rooms, bills and any breaker trips. Those details point to problems that a clean checklist alone can miss.
Inspect, clean and measure
Coils, burners, drains and blowers are cleaned. Charge, amperage, temperature rise or split, static pressure, gas pressure and CO are measured and recorded, not just eyeballed.
Report and price any repairs
You see the readings and what they mean. If a part is weak or out of range, we quote the repair with a firm price and you decide — nothing is done without your approval.

How often does an HVAC system need maintenance in New Jersey?

What does maintenance actually prevent?

Usually more so than on a new one. Older equipment has more wear, tighter margins and more ways to fail. A tune-up on an older system is also where we can tell you honestly how much life is left, so a replacement can be planned instead of forced.
