North Plainfield climbs the slope below the Watchung ridge, with big Victorians and pre-war houses on its older streets, two-families and 1920s to 1950s homes filling in the rest, and the Route 22 commercial strip cutting across the borough. Housing that age keeps us busy with boilers, original supply piping, and waste lines old enough that no one remembers when they were put in. The grade matters too, since water sheds downhill and collects in the lower basements.
Heights Plumbing, Heating & Cooling is a family-owned, licensed and insured plumbing and HVAC company serving the borough of North Plainfield in Somerset County, New Jersey. We offer same-day service, on-time arrival and upfront pricing on every job, and we handle residential and commercial work.
What We See in North Plainfield Homes & Buildings
- Victorian and pre-war houses on the older streets still heat with steam or hot-water boilers, and those systems need real annual service rather than a filter change.
- Original galvanized supply piping scales shut from the inside over the decades, which usually shows up as weak flow at second-floor fixtures instead of an obvious leak.
- Because the borough sits on a slope, runoff collects in the lower-lying basements, so sump capacity and where the discharge line ends up both matter.
- Clay and cast iron sewer laterals under the older blocks crack at the joints and take in roots, which is why a camera look beats guessing.

North Plainfield Plumbing & HVAC FAQs
A big old Victorian on one thermostat is never evenly heated. Can anything be done short of a new system?
Quite a lot, actually. Balancing the radiators, replacing worn vents, and fitting thermostatic valves on the rooms that overheat will even out a house like this without touching the boiler. We survey the distribution side first, because new equipment on an unbalanced system heats just as unevenly.
Is a full repipe the only cure for bad water pressure?
Often it is not. A single corroded run, an old pressure regulator, or a valve that was never opened all the way can account for the whole complaint. We gauge the pressure, measure flow at a couple of fixtures, and price the targeted repair alongside the full repipe.
We own a two-family here. How does shared piping affect a repair?
It affects the sequencing more than the repair itself. When one boiler or one waste stack serves both units, we have to arrange access to both and schedule the shutoff, and we set that out in writing with the estimate so nobody is surprised on the day.
